Clayton Private Estates is Hannibal's first gated community. It is located within the city limits of Historic Hannibal, Missouri on Marion County Road 418, approximately 3/4 mile west of Veterans Road. This English style development will offer an elite living experience with many special amenities including beautiful pastoral views with city lights at night and colorful landscaping. The gated entrance features waterfalls on each side with native limestone walls and ornamental fencing that extends around the entire estate. A three acre public use area with gazebo and fully stocked two acre pond are the perfect places to enjoy a picnic or an afternoon of fishing. The pond features a walk-over bridge with decorative waterfall and fountain. The fountain will be accented by color-changing lights with automatic timer in the evening hours. Clayton Private Estates contains 104 lots ranging in size from 0.5 to 1.0 acre. The lots are located around the public use area and pond or on higher ground with excellent views to the south. Concrete paved streets and antique lighting are featured throughout. The streets are lined with canopy trees such as Koelreuteria Paniculata 'Goldenrain Tree', providing yellow flowers during the summer and ornamental flowering trees such as Crabapple Malus 'Centurion', providing spring color and cherry red fruit into the winter.

All residents will have city underground electric, water, sewer and fire protection. Parents will enjoy the security of having their children picked up at the gated entrance by the school bus.

The development plans were prepared by local business professionals.
Jason Janes of Janes Surveying, Inc. of Palmyra, Missouri performed all surveying and plat layout. Mark Bross of Klinger & Associates, P.C. of Hannibal completed the utility and street design. Special amenities and landscaping were designed by Cullan Duke of Klinger & Associates, P.C. of Quincy, Illinois. Real Estate transactions will be handled through Accurate Land Title Company of Hannibal.

Lot sales are ready to begin February 2007. Premiere lots located around the pond and park setting will be sold with the first phase of this development. Second phase lots will be secured with a commitment.

Mark Bross, Engineering Consultant

In June 2006,
Connie Abright contacted Mark Bross at Klingner & Associates, P.C. about developing approximately 87.6 acres located on Centerville Road (County Road #418) within Hannibal city limits into a residential subdivision.  Connie was torn between selling the property to a developer and trying to develop the property herself.  After several discussions and meetings with Jason Janes of Janes Surveying, Jamie Page (Hannibal City Engineer), other city and utility officials and Mark Bross of Klingner & Associates, P.C., Connie decided to move forward with developing the subdivision herself. Connie provided her vision of “Country City Living” in a gated community with a pond setting, walkways, a bridge, waterfalls, ornamental trees, plantings and fountains with an English pastoral theme.  In August 2006, Connie engaged Cullan Duke, a registered landscape architect with Klingner & Associates, P.C. to provide conceptual sketches of the pond setting and gated entrance.  These concepts were developed along with a proposed subdivision layout and preliminary cost estimates.  At that time, Janes Surveying was employed to finalize the boundary survey and have the property rezoned from industrial to rural residential within Hannibal city limits.  The rezoning request was approved at the August 17, 2006 meeting of the Hannibal Planning and Zoning Commission.  In August 2006, Connie also brought Briscoe, Rodenbaugh and Brannon onboard to assist with property transfers and legal issues.  Connie finally had her development team of Klingner & Associates, P.C., Janes Surveying, Inc., and Briscoe, Rodenbaugh and Brannon put together to move forward with the development.

Following approval of the new zoning, Janes Surveying was again employed to finalize and file the subdivision plat following Hannibal city codes.  In September 2006, Connie and members of her team attended a meeting with the Hannibal Planning and Zoning Commission to discuss the preliminary subdivision layout and identify any potential problem areas to moving forward with the development.  The issues were minor and the project proceeded toward finalizing the subdivision plat.  The proposed subdivision was of great interest to Hannibal area residents. (Click to View Articles) Park Place Sign Systems was engaged to erect two large signs on the property for area visitors to find the location of the site.  In October 2006, Connie Abright and her team attended the preliminary subdivision plat meeting with the Hannibal Planning and Zoning Commission.  They had minor changes, but recommended proceeding forward to the final subdivision plat stage.  The final subdivision plat was filed in December 2006 with approval at the December Hannibal Planning and Zoning Commission meeting.  The plat was filed and recorded January 12, 2007.  Connie has since been busy marketing the property through the development of a website with Sheila Scholl from SS Design, developing marketing materials and contacting developers.   Connie, along with her team, is excited to see the dream of Clayton Private Estates realized in the near future.

Cullan Duke, Landscape Designer

Clayton Private Estates will be a private "gated" development located in historic Hannibal Missouri.
